There\u2019s the deposit, solicitor fees and stamp duty costs, and once you\u2019re through all of that you have to figure out how much a moving company costs.<\/p>\n<p dir=\"ltr\">Keep your fears at bay by figuring out everything you\u2019ll need to cover. Once you know what to expect, you can set out a detailed budget and then plan how to meet the various costs of moving.<\/p>\n<p dir=\"ltr\">Our guide below breaks down all the costs you need to cover when you <a href=\"{CCM:BASE_URL}\/buying\/hunters-guide-buying\">buy a house<\/a>. Have a read now so you can start planning for your new home.<\/p>\n<h2 dir=\"ltr\">What costs are involved in moving?<\/h2>\n<p dir=\"ltr\">When looking at the costs of moving it\u2019s important to factor in every expenditure you\u2019ll need to cover, both before and after you move house.<\/p>\n<h3 dir=\"ltr\">Upfront costs to budget for<\/h3>\n<p dir=\"ltr\">There are a few costs that are due fairly quickly once you start the process of buying a house so make sure you can cover them before making any offers.<\/p>\n<p dir=\"ltr\"><strong>Your deposit\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Once you\u2019ve found your dream home, you\u2019ll need to pay a deposit to secure it. Whilst <a href=\"{CCM:BASE_URL}\/mortgages\">your mortgage<\/a> can cover the rest of the cost, the deposit has to be paid upfront. The minimum amount you\u2019ll pay is 5% of the property price, however, paying a larger amount could get you a better deal on your mortgage (and mean that you\u2019ll borrow less overall).<\/p>\n<p dir=\"ltr\"><strong>Valuation fees\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Your mortgage lender needs to be sure that you\u2019re paying the right amount for your new home, so they\u2019ll arrange for a valuer to go out and assess the property you want to buy. You\u2019ll may have to cover the cost of this, but not always so check if it\u2019s covered by your mortgage lender or not. The amount the valuation fee costs largely depends on how much the property\u2019s worth. For example, a house worth \u00a3300,000 would have a valuation fee between \u00a3100-\u00a3200 whilst a property worth \u00a3800,000 might have a valuation fee of \u00a3450.<\/p>\n<p dir=\"ltr\"><strong>Stamp duty\u00a0<\/strong><\/p>\n<p>From April 1, 2025, updated Stamp Duty Land Tax (SDLT) rates increased costs for some buyers, particularly first-time buyers, as the 0% exemption threshold dropped from \u00a3425,000 to \u00a3300,000. This means many buyers will now need to budget for an additional upfront cost when purchasing a home.<\/p>\n<h3>How will this impact your home-buying budget?<\/h3>\n<ul>\n<li aria-level=\"1\">First-time buyers purchasing above \u00a3300,000 will pay stamp duty, whereas previously, they were exempt up to \u00a3425,000.<\/li>\n<li aria-level=\"1\">For example, a \u00a3400,000 home for a first-time buyer will incur \u00a35,000 in SDLT<\/li>\n<li aria-level=\"1\">Buyers of second homes or buy-to-let properties will continue to pay a higher surcharge on top of standard SDLT rates.<\/li>\n<\/ul>\n<p>Since stamp duty must be paid upon completion, it\u2019s essential to budget for this cost upfront to avoid unexpected financial strain. Factoring in these new rates early will help ensure a smoother home-buying process.<\/p>\n<p dir=\"ltr\">Scotland and Wales have slightly different thresholds, rates and names for stamp duty (for example, in Wales it\u2019s called Land Transaction Tax).<\/p>\n<p dir=\"ltr\"><strong>Conveyancing \/ legal fees\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Whilst you don\u2019t have to have a solicitor when you move house, it\u2019s a good idea to hire one to make sure everything\u2019s done properly. Also, if you\u2019re getting a mortgage your lender is likely to insist that you use a professional in order to protect their interests. Solicitor costs for house purchases vary, but they tend to fall between \u00a3500-\u00a31,500.<\/p>\n<p dir=\"ltr\">Conveyancing solicitors (specialists in the legal side of moving house) deal with all your paperwork, checks and land registry documents etc. It\u2019s worth choosing a solicitor that offers a \u201cno sale, no fee\u201d service, just in case the sale falls through. Also, try to find one that has fixed fees (that include everything) so you\u2019re not surprised by extra costs further down the line.<\/p>\n<p dir=\"ltr\">Shop around to make sure you\u2019re getting a reasonable deal and that you find a good solicitor that doesn\u2019t confuse you with jargon.<\/p>\n<p dir=\"ltr\"><strong>Survey costs<\/strong><\/p>\n<p dir=\"ltr\">There\u2019s no legal obligation to have a survey done when you buy a property, but it can save you money in the long run. The benefit of a survey is that it will show up any existing issues or upcoming problems with the property and save you from a nasty surprise later on.<\/p>\n<p dir=\"ltr\">If you choose to have a house survey done, there are different levels to choose from so make sure you only pay for what you need. If the property is very old or has a significantly high value, it\u2019s worth having a more thorough survey. However, if the property is relatively conventional and in good condition, then you only need the most basic survey. The cost of a level 1 survey is \u00a3400-\u00a3900.<\/p>\n<p dir=\"ltr\">Estate agent fees (when selling a home)<\/p>\n<p dir=\"ltr\">If you\u2019re selling a property before moving then you\u2019ll have to pay estate agent fees once the sale completes. These fees are normally between 1-3% of the property\u2019s sale price, so find out what percentage your estate agent uses before signing up with them.<\/p>\n<p dir=\"ltr\"><strong>Mortgage costs\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Many lenders charge arrangement fees so these need to be factored into your budget (these can be paid upfront, or added in with your mortgage).<\/p>\n<p dir=\"ltr\">It\u2019s important to work out your <a href=\"{CCM:BASE_URL}\/buying\/mortgage-calculator\">monthly mortgage payments<\/a> before you start looking for a house so you know the price limit you can stretch to. Don\u2019t forget to factor all moving costs into the total amount you\u2019ll need. Some costs can be rolled into your mortgage, but by doing that you\u2019ll increase the amount you\u2019re borrowing, the interest you\u2019ll pay and your monthly payment amounts.<\/p>\n<p dir=\"ltr\"><strong>Insurance\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Most mortgage lenders insist that you have buildings insurance, and it\u2019s worth getting because it covers your home for fires, floods and storm damage. It\u2019s often recommended that you get contents insurance too (to cover anything that\u2019s stolen from your property) but there\u2019s no obligation to have it.<\/p>\n<p dir=\"ltr\">If you already have insurance policies on your existing home, contact your provider so that the policies get transferred across on moving day. Bear in mind that the insurance rates may be different for your new home and that you may also need to pay an administration fee.<\/p>\n<p dir=\"ltr\"><strong>Redirect your post\u00a0<\/strong><\/p>\n<p dir=\"ltr\">If you\u2019re worried about missing important documents or bills in the post after you move, it could be worth using a mail redirection service. You can choose plans that cover you for 3, 6 or 12 months, and fees start at \u00a333.99.<\/p>\n<h2 dir=\"ltr\">How much do removals cost?<\/h2>\n<p dir=\"ltr\">We\u2019re often asked how much a moving company costs, but the answer varies depending on your circumstances. To give you an idea, a three bedroom house removal service might cost \u00a3800-900 (on average) whereas a one bedroom property might cost half that amount.<\/p>\n<p dir=\"ltr\">Removals costs are calculated by looking at:<\/p>\n<p>&#8211; the volume of belongings you\u2019re moving<\/p>\n<p>&#8211; when you\u2019re moving<\/p>\n<p>&#8211; any extra services you want<\/p>\n<p>&#8211; where you\u2019re moving to<\/p>\n<p dir=\"ltr\">When choosing your removal service, have a think about how much furniture and how many boxes you\u2019re taking with you. If you live in a flat and don\u2019t own too much, then a man with a van could be your best choice as it\u2019s a lot cheaper than a removals service. However, if you\u2019re moving from a large four bedroom house there\u2019ll be a lot of stuff to move, so a professional removal service will make it much quicker and easier. Ask family and friends for their recommendations, and shop around for the best quotes.<\/p>\n<p dir=\"ltr\">Removal companies offer additional services, which cost more, but can be useful. Services include dismantling and reassembling furniture, and packing, where they box up all your belongings for you.<\/p>\n<p dir=\"ltr\">How much removals cost is also affected by how far you\u2019re moving; moving right across the country will be more expensive than moving just down the road. Some companies base the transport cost on miles, whilst others charge by the hour.<\/p>\n<h3 dir=\"ltr\">Tips on how to save on moving costs<\/h3>\n<p dir=\"ltr\">Whilst some costs are fixed (like stamp duty) there are still several ways to cut down the cost of moving house.<\/p>\n<p dir=\"ltr\"><strong>Ask friends and family to help\u00a0<\/strong><\/p>\n<p dir=\"ltr\">If your friends and family can help to shift all your belongings on moving day, then you\u2019ll save a lot of money on removal costs. If you can\u2019t move it all in one day, you could gradually move things out and store them in a friend\u2019s garage, which can save on storage costs too.<\/p>\n<p dir=\"ltr\"><strong>Be organised\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Give yourself enough time to plan ahead so that you\u2019re not doing everything last minute because it\u2019ll leave you with fewer options (which are likely to be the most expensive options).<\/p>\n<p dir=\"ltr\"><strong>Shop around for providers\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Compare providers to get the best quotes for the services you need. Estate agent fees, conveyancing fees and insurance costs can vary quite a lot. Always get several quotes and find out exactly what\u2019s included as well as when the costs are due. It\u2019s also worth looking at third party reviews of the services you need to see if previous customers rate them well.<\/p>\n<p dir=\"ltr\"><strong>Declutter\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Save yourself packing space and reduce removal costs by getting rid of anything you don\u2019t need. Take unwanted items to charity shops and\/or get some extra money by selling expensive items online.<\/p>\n<p dir=\"ltr\"><strong>Pack wisely\u00a0<\/strong><\/p>\n<p dir=\"ltr\">Plan ahead and start storing packing materials early, and ask for spare boxes at the supermarket rather than buying packing boxes.
